The fencing went up. The tree didn’t make it.

The tree survived the build. It died 18 months later. Nobody on the project construction team saw it coming. There was no careless excavation. No machinery clipping the trunk. The protection fencing went up on day one. The inspection reports were signed. At practical completion, the tree looked fine.

And then later, it didn’t.

Regrading changed how water moved across the site. Ground that had always directed overland flow to the tree, now didn’t. New impervious surfaces redirected runoff into areas that had never held that volume before. What looked like a protected veteran tree was actually a tree sitting in a fundamentally altered environment, one it had never experienced in its entire life.

Compaction and drainage change are the most well-documented causes of post-construction tree death, and the least visible. The effects don’t show up at handover. They show up 1, 2, sometimes 5 years later, long after the project is closed out and everyone has moved on.

By the time decline is visible, the tree may already be well into what arborists call the mortality spiral.

The part a lot of projects get wrong

Post-construction tree monitoring matters. But here’s the honest truth about it: it happens after the damage is already done.

The most important intervention isn’t post-construction, it’s pre-construction. Specifically, design review. When a qualified arborist is involved before work begins, it’s still possible to reroute a sewer line, adjust a proposed grade change, flag a tree that won’t survive what’s been planned, or identify drainage implications that haven’t been considered.

This is the core function of an Arborist in a Preliminary Tree Assessment and Concept Design Review role — not ticking boxes or signing off on tree protection fencing, but genuinely interrogating the design for risks that engineers and builders aren’t trained to see.

No amount of careful digging or trunk protection can save a mature tree from a sudden and drastic change to the topography it grew in. When it happens that way, it’s a failure of planning.

Why it matters beyond the tree itself

For developers, a heritage or significant tree dying post-handover can mean council investigations, consent conditions triggered, and remediation costs that weren’t in anyone’s budget. For councils managing public trees near infrastructure works, it’s both a safety liability and a reputational one. For property owners, it’s often the loss of something irreplaceable.

The tree was protected. It was. And it still died.

Where the industry is heading

More councils across Australia are now requiring post-construction arboricultural monitoring as a condition of development consent. That’s progress. But the more important shift is earlier in the process, requiring qualified arboricultural input at the design stage, not just during execution.

The projects where trees genuinely survive construction are almost always the ones where an arborist was at the table before the first drawing was issued. Not to approve, but to advise. Not as a formality, but as a technical contributor who understands what the soil, the roots, and the hydrology are actually doing, and what a proposed design will do to them.

That expertise exists. It just needs to be called on at the right time.
